Looking Back on Geodomain Names

I saw a thread that was rekindled on DomainState that I hadn’t looked at in a number of months. Recent comments seem to indicate that some people believe geodomain values are significantly diminished. For the purposes of this article, I am going to refer strictly to city/state/country/region .com domain names only.

Yes, I believe the value of these domain names (domains only – not websites) are down. As an active buyer and seller, I believe that just about every sector is down right now from last year and the prior year. There are a number of factors that I believe are impacting geodomain name values.

  • Most domain investors who are buying and selling regularly are making less expensive and less risky investments, and geodomain names aren’t in that category. No longer can you go out and buy a $50k geodomain name and then flip it for $75k right away.
  • Geodomain names need to be developed to make good money. I don’t know many people who make significant PPC revenue with geodomain names. I do know many people who make good money with developed geodomain names. Development takes time and costs a quite a bit.
  • Geodomain developers are fortifying and growing their internal businesses right now rather than expanding their reach. Companies are spending more on infrastructure and securing advertising accounts rather than making headway in new markets.
  • All companies are doing what they need to do to survive. It wouldn’t be prudent for a company to expand if it would jeopardize its current financial conditions.

One issue I have is that I am struggling to add advertisers in Burbank on Burbank.com, although I do have advertisers and do get a frequent check from WC Travel (hotel affiliate). I turned down an offer of over $100k for Burbank.com and would turn down the same offer again, despite the fact that it would be a profitable sale. However, if I could find a city .com of equivalent value in Massachusetts – or even New Hampshire, I would be more inclined to work something out.

It should be noted that geodomain names are still as difficult to acquire as ever. Good luck trying to buy a developed name at a “good” price from someone that has already developed it. It’s possible, but I don’t think it’s very easy.Values have decreased because of the economy, which may be contributing to lower advertising sales, but in terms of the reasons why geodomain names have value, little has changed in my opinion.

Yes, undeveloped geodomain names can be had for better prices than last year and the year before, however, geodomain names still command high prices. In case you missed it, Rio.com sold for $450,000 last week, and I know the owner is planning on building a site about Rio de Janeiro.

The bottom line is that prices are down, but I am still buying when I find something that would benefit my business (ie Newburyport.com a few months ago). As a domain investor, I am diversifying my investments, but I have not stopped making solid acquisitions and expanding my business.

I am looking to sell a number of geographic real estate and mortgage domain name. Although the market is down, now’s probably the best time to buy domain names like these. All of these domain names are registered at Moniker. The buy it now price for the domain names is as follows:

David & Michael Castello to Speak at Local Interactive Advertising Conference

Borrell AssociatesThe Castello Brothers of the Castello Cities Internet Network (CCIN) have been added as guest speakers at the 2010 Local Interactive Advertising: The ‘Business of Making Money’ Conference to be held February 8th and 9th, 2010 at the Grand Hyatt New York in Manhattan, a conference I plan to attend. With large companies (like ESPN) continuing to focus on hyperlocal media, now is a great time for David and Michael to get in front of this audience and talk about city .com domain names.

This is good news for geodomain development companies like mine because David and Michael have a way of energizing people, and they will be speaking directly to other local media companies, including newspapers, television and radio station owners, local magazines, Internet executives, advertising agencies, and a host of other companies that operate within the local media space.

From a pure advertising perspective, I don’t believe CCIN would be   as successful in the local markets if they owned names like PalmSpringsCA.com or PalmSprings.info instead of PalmSprings.com. Sure, they could have hired the best journalists, editors, photographers, designers…etc and become a local news organization on a lesser quality domain name and the content would make up for the lesser domain name, but that isn’t their business model.

Owning city .com domain names has opened many doors for David, Michael, and the all-star CCIN marketing team, and they are perfect representatives for the geodomain vertical at this high powered conference.

ESPN Goes Local; Gets Domain Names

ESPNI read that ESPN is going local in a variety of sports markets, and I noticed that they bought many of the domain names they will need to expand their online presence and protect the brand.   ESPN first went local in Chicago in April, and is known locally as ESPN Chicago, and they are planning to enter the Boston market in September. Assuming they find success, they will presumably continue to expand locally, in addition to radio stations they own in many large markets.

Although the network uses the ESPN.com URL for its Chicago site, they forward ESPNChicago.com to that preferred URL: ESPN.Go.com/Chicago. They also own many other domain names for markets in which they may have expansion plans. Some of the local domain names were purchased many years prior as part of the local ESPN radio network, while others have been purchased more recently. I did a quick scan of some of the bigger sports markets, and it looks like ESPN was on top of their domain registrations before making their announcement.

This is a credit to ESPN’s marketing smarts, because I have seen other companies decide that they are only going to use their primary URL and not worry about the local URLs. Unfortunately, when human nature takes over and people type-in what they assume will be the URL, they come across a domain name that isn’t owned by the company. In the end, the company ends up spending thousands of dollars purchasing the domain names from their cybersquatting owners, or they spend even more money on UDRP filings and other litigation.

Buying these domain names for $10/each now could save thousands of dollars in the future. Even if they don’t expand in all of those markets, they are still protecting the brand at a relatively low cost.

City .com Domain Names for Sale

Most people who frequently read my blog, know I like city .com domain names. In fact, my companies own and operate Burbank.com, Lowell.com and Newburyport.com, and I’ve discussed why I like them many times on the blog. Just about all good to great city .com domain names are developed and are virtually unattainable (unless you have significant means).

In fact, before I acquired Burbank.com, I reached out to many of the owners of undeveloped or under-developed city .com domain names and offered a lot more money than I would feel comfortable doing now given the economy, and I was still rejected.

Over the past couple of weeks, I’ve seen some great city .com names for sale at very good prices. Since I have my hands full developing and maintaining my own city .com websites, I am not making any more geodomain acquisitions at the moment, so I want to share these with you if you haven’t seen them for sale.
